The Guild — Best Multi-Family Project
The Guild was awarded Best Multi-Family Project at the 25th Annual GRACRE Real Estate Awards.
Located on the historic grounds of the Bolton rail yard near Richmond’s Sauer Center, The Guild is a premier residential community that thoughtfully blends industrial heritage with modern urban living. The five-story, 506,000-square-foot development includes 290 luxury apartment homes and 10 townhomes featuring a mix of one-, two-, and three-bedroom floor plans.
Designed to create a vibrant, amenity-rich living experience, The Guild reflects a commitment to quality construction and innovative community design while honoring the site’s historic character.

Helios Apartments — Best Sustainability Project
Helios Apartments received the award for Best Sustainability Project at this year’s GRACRE Awards.
The 186-home affordable housing community stands out for its innovative focus on renewable energy and sustainable design. From the earliest phases of development, the project team collaborated extensively with architects, electrical subcontractors, and solar specialists to integrate a complete solar-powered energy system throughout the community.
This high level of coordination and forward-thinking design helped create a development that not only provides quality affordable housing but also advances long-term environmental sustainability in Richmond.

The Carousel — Best Historical Renovation Project
The Carousel was honored with the award for Best Historical Renovation Project.
Originally constructed between 1910 and 1930, the property’s historic structures once served as a car barn, trolley garage, and office space for Dominion Energy. Today, these buildings have been thoughtfully transformed into a stylish mixed-use and multi-family community that merges historic architecture with contemporary living. The Carousel includes 125 apartment homes across four stories and features a wide range of modern amenities, including the Carousel Bar & Lounge, fitness center, yoga room, movie and karaoke rooms, podcast studio, kayak and bike storage, co-working spaces, and a pet spa. This adaptive reuse project demonstrates how historic preservation and modern development can come together to revitalize Richmond’s urban landscape.
