The Boilermaker Shops (Building 167) at The Yards is part of an extensive 40-acre redevelopment plan adjacent to the new Nationals’ Ball Park in southeastern D.C. The project involves gutting and renovation of the 1930’s era, Pattern Shop at the yards into 45,300 square feet of ground-level retail and mezzanine office space.
Located at the corner of Tingey and 4th Streets SE, the building iis the retail heart of The Yards. The design entails 33,800 square feet of retail space on the first floor including 11 individual retail spaces and 11,500 square feet of office space on the second floor. Tenants are expected to include restaurants, a brewery, a bakery and a sports bar.
Constructed in 1918, this industrial building housed the manufacture of shipboard as well as stationary boilers for naval ships and installations. Gun mount shields, platforms, floorplates, barrel plates for torpedo tubes, hoist tubes and many other items were products of this heavy industrial building over the years.
This project is located across the street from another KBS project, The Foundry Lofts (Building 160), the adaptive reuse of a 1930’s era, Pattern Shop at the yards into a mix of 170 apartments.
