This 359,000 GSF mixed-use, urban mid-rise project is sited on the southern end of the University of Cincinnati campus along the fringe of a long-established residential area of the city. The building complex includes 6 stories of residential and 7,500 SF of retail spaces over 2 floors of a 380-vehicle below-grade parking garage on a sloped site.
The south end of the site along Lyon Street incorporates 3 stories of townhouse style units which blend the architecture of the building into the residential neighborhood. The 178 apartment units range from 1 to 5 bedrooms totaling 495 beds. A partially post-tensioned, cast-in-place concrete structure through the 2nd floor podium supports another 5 floors of wood-framed structure.
Elaborate common areas open onto the central courtyard. The skin of the building incorporates masonry veneers, composite metal panels, metal siding, fiber cement siding and trim, aluminum entrances and storefronts, aluminum windows, and both membrane and asphalt shingle roofing systems. The technical challenges involved with this project’s construction include demolition of existing structures, extensive temporary earth retention systems for the below-grade parking, soil encapsulation of expansive pyritic shale, extreme site restrictions, elaborate courtyard hardscaping, and extremely demanding, fast-track construction schedule.
