This urban mid-rise project occupies an entire city block within a larger mixed-use development. The 6-story, 185,268 GSF complex incorporates 186 luxury apartment units on the upper 6 floors and 65 parking spaces in the underground parking garage.
A cast-in-place concrete structure through the 2nd floor podium supports another 5 floors (+ pop-up lofts) of wood-framed structure. Elaborate common area amenities are focused around an internal clubroom, which opens onto the open-ended courtyard created by the U-shaped building footprint.
The skin of the building incorporates masonry veneers, metal siding, fiber cement siding and trim, aluminum entrances and storefronts, high-performance vinyl windows, and TPO membrane roofing systems. The technical challenges involved with this project’s construction include temporary earth retention systems for the below-grade parking, extensive dewatering measures due to high water tables (site proximity to the Anacostia River) and poor soil conditions, elaborate courtyard hardscaping, and CBE participation goals required by project funding sources.
