Building 160 at the Yards

Building 160 at The Yards is part of an extensive 40-acre redevelopment plan adjacent to the new Nationals’ Ball Park in southeastern D.C. The project involves gutting and renovation of the 1930’s era, Pattern Shop at the yards into a mix of 170 apartments to suit a variety of budgets.

The new top two stories are a combination of metal panels and large storefront overlooking the Anacostia River and the DC skyline. The structure for these two floors is load bearing structural studs and poured in place slabs.

The first floor has been lowered in the center of the building and an intermediate level added to create two levels on internal parking spaces. Shell retail areas on each end of the building will be constructed as part of the project.

The existing foundation structure will be lowered and underpinned at the garage level. Existing exterior façade is scheduled to receive complete renovation, including old paint removal, tuck pointing of masonry, concrete spandrel panel repair and coating. All windows will be replaced with historically accurate reproductions.

Amenities include a central elevated landscaped courtyard and Club Room with glass-sided lap pool on the roof. Units will contain granite countertops, ceramic tile, and stainless steel appliances. The existing exterior masonry walls and concrete structure will remain exposed.

The project is slated for LEED certification. Green roofs will be utilized for LEED points.
